Message From The President 4/13/26

MESSAGE FROM GARY JESSEL, PRESIDENT
I have received emails this week from Owners inquiring about the status of the elevator.

 

I am told that it has been determined that the source of the flood in the fourth-floor ceiling above the trash/recycling area was because of a failure of the coupling on the main feed line for our fire suppression system. This was not part of something that would have been covered by any inspection and was totally unforeseen. Unfortunately, it destroyed all working mechanical parts of our elevator including the cab as well as damaging storage areas in that area. Rudy and our private insurance adjuster have been working with our elevator company to determine exactly what would be required to get the elevator operational as quick as possible bearing in mind that this is also a safety issue that must be dealt with properly. Unfortunately, we are told by the elevator company that because of the extent of damage to the elevator and the age of the elevator a complete rebuild with all new parts is necessary. We received that news late this week and we immediately authorized the ordering of all parts necessary to complete the rebuild. From a timing perspective we are told that the rebuild will take approximately 4 to 6 weeks once the parts are received and the parts would take approximately 1 to 2 weeks to arrive. An insurance claim has been filed, and our private adjuster does expect that this event will be covered under our HOA insurance.

 

Obviously, this is not good news, but I wanted to let everyone know exactly what we are dealing with. Rudy/Alex will be sending out further updates as we receive them.

Hopefully, my next “Message from the President” will cover better news. In the meantime Rudy/Alex will be sending you updates regarding the elevator.
